About this tool
EMI is the fixed monthly payment that clears a loan over its tenure. Enter the loan amount, annual interest rate and tenure in years to see your monthly EMI, the total interest you will pay, and what share of repayment is interest. Use it to compare banks or to test how a shorter tenure changes the cost.
How EMI is calculated
EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1). P is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100), and n is the number of monthly payments. Every EMI is the same amount, but its make-up changes over time.
Tenure changes the total cost more than the EMI
For a ₹25,00,000 loan at 8.5%, a longer tenure lowers the monthly payment but raises the interest you pay by a large amount.
| Tenure | Monthly EMI | Total interest | Total repaid |
|---|---|---|---|
| 10 years | ₹30,996 | ₹12,19,571 | ₹37,19,571 |
| 15 years | ₹24,618 | ₹19,31,328 | ₹44,31,328 |
| 20 years | ₹21,696 | ₹27,06,939 | ₹52,06,939 |
| 25 years | ₹20,131 | ₹35,39,203 | ₹60,39,203 |
Why early EMIs are mostly interest
Interest is charged on the outstanding balance. In the first month of the 20-year loan above, interest is about ₹17,708 of the ₹21,696 EMI, so only about ₹3,988 reduces the principal. The split slowly shifts as the balance falls. This is why prepaying early in the loan saves the most interest.
Ways to reduce what you pay
- Choose the shortest tenure whose EMI fits comfortably in your budget.
- Make part-prepayments when you receive a bonus. Ask the lender whether the EMI or the tenure will reduce.
- Compare lenders on total cost, including processing fee and insurance, not just the interest rate.
- If your loan is floating-rate, ask for a rate review when market rates fall.
Things the calculator leaves out
It assumes a fixed rate for the whole loan, so the EMI will differ if your floating rate changes. It excludes processing fees, insurance, GST on fees, and prepayment charges. Floating-rate loans to individuals generally cannot carry prepayment charges under RBI rules, but fixed-rate loans can, so check your agreement.
Frequently asked questions
What formula is used?
EMI = P × r × (1+r)^n ÷ ((1+r)^n − 1), where P is the principal, r is the monthly rate (annual rate ÷ 12 ÷ 100), and n is the number of months.
Does this include processing fees?
No. Fees and insurance are separate and are not part of the EMI calculation.
Will my bank show the same number?
Usually within a few rupees. Banks may round differently or use a floating rate that changes over time.
What is the difference between flat rate and reducing balance?
A flat rate charges interest on the original loan amount for the whole tenure, so it looks lower but costs more. Home and most bank loans use the reducing balance method, which is what this calculator uses.
How can I lower my EMI?
Extend the tenure, make a larger down payment, negotiate a lower rate, or part-prepay and ask the lender to recalculate the EMI.
